Applicants must have less than $75,000 in liquid assets. Most retirement accounts and education savings are excluded.

The limit for households where all household members are over 65 is up to $250,000 (including all retirement and exempt accounts).

RENTAL SCREENING

Credit:

Credit history will be screened using NTN. Applicants with a FICO score of 580 or higher will be accepted.

Rental History:

Two years of rental history is required.

On-time payment history (late is considered 10+ days)

No history of property damage exceeding $2,000

No damage caused by smoking, fireworks, unauthorized occupants, or property destruction

Criminal Background:

Background checks will be conducted using a third-party platform adjusted to comply with the City’s Fair Chance Tenant Selection Policy. Applicants with felony convictions are ineligible to rent.
